Lys-Na-Greyne is a Category C Listed building located in the conservation area on the west side of Aboyne. The house was built in 1912 and sits in 3.72 acres of grounds and gardens, including a Scot’s pine woodland.
The house offers six en suite bedrooms for bed & breakfast guests. All bedrooms are allocated on the first floor. Whilst we aim to meet the needs of all our guests, the property has limitations which may make access more difficult for people with limited mobility. We welcome children over the age of 10.
We have been graded as providing 5 Star Accommodation by Visit Scotland and we take great pride in offering an exceptional standard to our guests.
This access statement outlines the key facilities and services that we have available to enable potential guests to assess the suitability of our accommodation in meeting their particular needs.
Whilst we cannot accommodate pets, assistance dogs are welcome.

Guests are advised that Lys-Na-Greyne is a large property and is also our family home. We do not employ any staff and therefore may not always be available to answer the telephone. We ask that guests leave a message with a contact number or alternatively email us on the address above. We receive email notifications instantly on our mobile phones. We check for messages on the main house telephone frequently throughout the day and will return calls or reply to emails as promptly as we can.
We are able to post information, booking confirmations, directions and this access statement to any guests requiring this. We operate an online booking system which is accessed via our website. The booking system provides instant confirmation of availability and allows for direct booking to be made via our secure booking system. For those guests who prefer, we can take bookings over the telephone and email or post the relevant confirmation to them.
Aboyne has full facilities including ATMs, supermarket, restaurants, health centre, pharmacy, dental practice and a cottage hospital. A detailed map and travel directions can be found on our website under the ‘Contact ‘section. We send all guests an email directing them to this information prior to arrival and we recommend that guests print this out for reference while travelling.
Local buses run from Aboyne; west to Braemar and east to Aberdeen. Aberdeen has a both a bus and train station with direct mainline services to Inverness, Edinburgh, Glasgow and London (including a sleeper service). There are several local taxi services in Aboyne.
Aberdeen airport is, approximately, a 45min drive away. Car hire is available at Aberdeen Airport and in Aberdeen city centre.
We are situated on Rhu-Na-Haven Road at the west end of Aboyne. The house is located at the end of a gravel driveway flanked by two granite pillars with lights atop and marked by a small green sign with gold lettering. The driveway is lined on the right hand side with bollard lights.
There are two parking spaces for cars to the left and a further two spaces to the right of the front door, each marked out by granite cobble stones. There are a further two spaces on the turning circle outside the front door. This area has a gravelled surface. We can assist guests with luggage from the car. The front door is illuminated by a ceiling light above the porch and vestibule areas.
Guests are welcomed through the vestibule into the hallway on the ground floor. There is a guest cloakroom to the left and toilet to the right of the main entrance.
There is a single stone step of 12cm on to the porch area and a further single step of 14cm in to the vestibule through a set of double front doors which opens to 115cm wide. There are a further set of double doors which open to 132cm wide leading in to the oak floored hallway.
The vestibule and hallway are on the same level and have a solid oak floor.
The guest lounge and dining room are both located off the hallway. The door into the lounge is 90cm wide.
The guest lounge is carpeted throughout and has a single large woollen rug. There are two sofas and a snuggler (large chair) in the guest lounge as well as a desk and chair for writing/studying/working. The guest lounge has ten large windows providing natural light and further lighting consists of ceiling lights and table lamps.
Accessed through an 80cm wide glass panelled door in the lounge is a conservatory area with a sofa and two chairs. There is a 4cm wooden threshold separating these areas. The conservatory has a tiled floor throughout.
The hallway has a window at the bottom of the stairs and is additionally lit by two sets of wall lights. There is one sofa, a two-seater chair and two further chairs available for seating in the hallway.
The dining room is also on the ground floor adjacent to the guest lounge and the door is 95cm wide. The flooring is solid oak with a large woollen rug with non-slip backing. Guests are seated either at the central solid mahogany dining table or at the smaller mahogany table in the window. There is a choice of dining chairs with or without arms.
Buffet items are presented on an antique mahogany sideboard from which guests may help themselves. We can assist any guests with this, if required. A large print menu is available upon request and we talk through all the menu options personally with our guests each morning. We can provide for most dietary requirements including gluten, dairy and wheat free, vegetarian and vegan options at breakfast. We do ask guests to advise us of any requirements or particular breakfast preferences in advance to ensure that these can be met.
The dining room has seven large windows and a central ceiling light. Mobile telephone and Wi-Fi signals are good throughout the house.
All guest bedrooms are located on the first floor. The staircase is solid wood with a full width woollen carpet. The steps are 17cm high and the staircase is 113cm wide, enabling two people to walk up side by side. There are three steps onto a small landing and a further 19 steps to the first floor. The bannister is on the left as you climb the stairs.
The first floor hallway has woollen carpeting throughout. The staircase is lit by one large chandelier with another large chandelier at the far end of the first floor hallway. There are two cupolas providing natural light to each end of the hallway, one beside Bedrooms 1, 2 & 3 and the second above Bedrooms 4, 5 & 6.
This is accessed to the left of the hallway at the top of the stairs. It has a king-size (5 ft.) sleigh bed with access from both sides. The height of the bed is 55cm from floor to top of mattress.
The flooring in the bedroom is 80/20 wool carpet throughout. There are four windows providing natural light and additional lighting consists of a central ceiling light and two bedside lamps.
There is a parlour suite sofa and coffee table at the foot of the bed as well as two bedroom chairs, a dressing table, two bedside cabinets and a free standing wardrobe. There is also a full width window seat and mirror above the fireplace within the room. A selection of hot beverages, biscuits and bottled water are provided. The kettle is cordless and a cafetiere and teapot are provided.
There is a flat screen FreeSat TV in the room with subtitles facility. There is a single cast iron radiator with adjustable thermostat underneath the window seat.
Bedroom One has an en-suite bathroom consisting of a double width basin, wc and a 1700 x 900mm walk-in shower. Rubber non-slip bath mats are available on request. A portable suction grab rail is available upon request. The flooring is solid bamboo flooring throughout. There are five windows and two ceiling lights and a shaving point to the left of the basin. There is a radiator with an adjustable thermostat and a heated towel rail.
This is located directly at the top of the stairs, slightly off to the left. The Hypnos Orthopaedic Gold bed is a 6 foot super king-size with access from both sides. The height of the bed is 65cm from floor to top of mattress. This room can also be configured as two twin beds with access from both sides of each bed.
The flooring is 80/20 twist wool carpet throughout the bedroom. There are seven windows providing natural light and additional lighting consists of two central ceiling lights and two bedside lamps.
There is a sofa and coffee table situated in the window to the south of the room as well as a dressing table and chair in front of the east window. There are two bedroom chairs, a bedside chair, a chest of drawers and a full size standalone wardrobe within the room. A selection of hot beverages, biscuits and bottled water are provided. Accessed from the conservatory through a set of double doors which open to 141cm wide. There are two steps of 11cm and 3.5cm down to the slabbed terrace, which runs along the east and south sides of the house. The slabs are of varying size and somewhat uneven in parts. There are two large outdoor tables, each with eight garden chairs available for guest use.
The lawn, gardens and woodland grounds are accessed by stone steps off the terrace at two locations or at the most easterly end of the terrace, which leads directly onto the grass.
Walking sticks are available for guests to borrow.
Assistance dogs are warmly welcomed. We have a selection of floor cushions, dog bedding, clean towels and food and water bowls available. There is ample space in all public rooms and bedrooms for assistance dogs to make themselves comfortable.
There is a pet shop in Aboyne with a range of feed supplies.
Assistance dogs requiring treatment can be catered for by our local veterinary practice in Aboyne. Assistance dogs are welcome to take off lead exercise anywhere in the garden but we ask that due consideration be given to other guests.
We ask that wherever possible, guests advise us in advance of any particular access requirements or concerns that they may have, so that we may provide the best possible experience for their visit.
We can provide details of local doctors and emergency services.
There are fire extinguishers located at both ends of the hallway on the first floor and downstairs by the cloakroom.
We operate a strict non-smoking policy in the house and ask that guests use the ash tray provided outside.
In the event of a fire, audible fire alarms will sound throughout the house. We ask that guests advise us if they will need help in the event of an emergency evacuation and that they familiarize themselves with the emergency exit routes posted on the back of their bedroom doors.
